We don’t suggest any in-experienced consumer go to market without professional representation. For those of you that decide to try, we want you to know that we are a tried and true resource at your disposal. Choosing to retain the services of a real estate agent for the sale of your home may not be necessary, but the services of an objective third party is. That’s where we come in. We guarantee that our fees will be equal to or lower than our competitors, and will match any properly prepared quote from another licensed title agent or real estate attorney.

Here’s a summary of what we can do:

  • Provide blank contracts and addendums
  • Connect you with optional vendors like inspectors, surveyors and mortgage lenders
  • Search the Public Records to determine the status of title
  • Itemize our findings and share the results with all parties
  • Clear all matters so title can be transferred without exception (payoffs, liens, judgements)
  • Provide a search of local municipality records (permits, code violations, utilities)
  • Collect necessary documents from homeowner’s association, if applicable
  • Prepare all closing related documents
  • Hold and disburse all money
  • Record necessary documents in the Public Records
  • Issue title insurance policies

We cannot advise you in the way a traditional real estate agent or attorney might. An example of a question we will not answer is “is this a good deal” or “how much do you think we should sell for”?

Seller Closing Checklist

Choosing the services of a qualified title agent is an important step for all sellers. We will create a clear path so you can rest assured, and arrive at the closing table stress free. Here are the ways you can prepare and contribute to a seamless transaction.

Be responsive.

When we contact you, it’s because we need something from you. Responding timely, with all requested information, can prevent unnecessary delays.

 

Carefully review the closing statement.

This is the form that will summarize all the fees and costs associated with your sale, and provide you with final dollar amount that will go into your bank. We will always do our best to get all parties the closing statement days before the scheduled closing.

 

Your social security number.

This will be required for all sellers so that we can report the details of the sale to the Internal Revenue Service. This is required by law. We will not ask you to email that info to us, instead we’ll arrange to take that information over the phone or in person. We do not store this information.

 

Know how you want to receive your sale proceeds.

We can wire funds or issue checks from our escrow account. If you prefer a wire, please be sure to contact your financial institution to obtain the proper wire detail instructions. Have this information with you to closing because you will be required to complete a disbursement authorization at closing in front of a Notary Public.

 

Confirm and plan for closing day.

We can close anywhere, and at any time that is convenient for you, even virtually under certain conditions. Closings for sellers can be completed in less than 30 minutes. There will be multiple forms as part of closing that require notarization so all appointments, whether or in or outside of the office will be arranged with one of our title agents or approved notaries.

 

Have valid identification.

On the day of closing, please have valid (not expired) state or federally issued identification on hand (i.e. passport or driver’s license).

 

Signing your closing documents.

A Notary Public will walk you through all your closing documents. Please take the time to read them thoroughly and ask any questions. Remember that there are buyers on the other side of the transaction and we’ll have a closing with them as well. The finalization of the closing occurs once we have all required documents, and funds in our possession. In the case where buyers have a mortgage lender, we will require an authorization for funding from them as part of this finalization.
